Heading east from Fort Walton Beach or heading west from Panama City Beach, either path will lead you to your second home. Scattered along this magical little county road, simply called 30-A, are some slightly newer communities that have created new pages in a story book of creative architecture. Perhaps the best part part of the above neighboring area commmunities is that you can always get back to your second home, along Highway 30-A, the heart of the Beaches of South Walton.

Seacrest Beach is upon the horizon between Rosemary and Alys Beach. Trade marks for this area are the quaint shops & restaurants at Villages of South Walton, and the tall white Lifeguard chairs and palms that line the entry into Seacrest. Many condominiums and single family dwellings are found here along with unique amenities!
Vacationers can feel the old town charm in neighboring villages such as Seagrove Beach.
Some people say that Seaside, with its pastel beach cottages and it’s vibrant shops is the center of Highway 30-A. Seaside is our first walking community that has made us famous among architecture that blends homes and retails spaces all within one community. Sitting in the Bud & Alley's bar on some afternoon watching the sun go down, you may by chance see some of the actors and singing artist that live in one of our areas of 30-A.

WaterSound is a gaited beach community with a Nantucket-style of architecture, offers the challenging Camp Creek golf course nearby. Canoes, kayaks, and sailboats can daily be seen venturing onto the waters of this large, pristine, coastal dune lake. In fact, perhaps, the most inviting aspect, of vacationing along the Beaches of South Walton, are the coastal dune lakes that are scattered the entire length of 30-A.There are about a dozen of these lovely, scenic bodies of bright blue water and you can enjoy them almost any way you wish. If bigger water, with bigger fishing, is your game, Choctawhatchee Bay lays just about five or six miles just north of us. Bike paths are simply everywhere and connect the villages of our beaches.
WaterSound is one mile of beachfront living at its best. Some of the oldest known sand dunes lie among its shoreline of the Gulf. Once you have entered into this gated community you will know there is a difference from all the other beachfront villages because of all the gorgeous land surrounding these dunes. It is also located between Deer Lake State Park and coastal dune lake, and the Camp Creek Lake waters. Walking along these 3 miles of beachfront are very private and extremely beautiful. As in most St. Joe developments, there are grand swimming pools, luxurious accommodations in the Gatehouse, post office, athletic club and sandwich shops. All these homes front the wooden boardwalks' that lead to the beaches. Surprisingly beautiful are their parks, pools, bath houses and many amenities also!
As you travel south from Hwy. 98 on Co. Rd. 395, pass the rustic terrain of Florida Parks, you arrive into the Seagrove Beach area, where you feel the old town charm in neighboring villages and simply relax. The intersection of 395 and 30-A was the home of the old Seagrove Hotel in the early 1900's. Once again, park the car and walk down the high dune bluff to the most beautiful beaches in the world or walk along all the tree canopied streets in old Seagrove.
Welcome to Destin, known as the "World's Luckiest Fishing Village." Plenty of attractions, shopping, dining and charter fishing excursions!
Sandestin is the largest beach resort in the panhandle; which attracts some of the greatest shopping malls and restaurants. The beautiful golf courses also challenge every range of senses for fun and excitement. All the different neighborhoods of Sandestin vary in size, architecture and population, so if it's variety you want, you certainly can have it all here! If one feels a need to venture out, we have Sandestin Resort a dozen miles to the west. Shops, restaurants, dinner cruises, any kind of night-life can be had at Baytowne Wharf.
Panama City is the home of the newest Airport built since 2001 and soon will be taking people on one-way trips to their favorite destinations. This will bring many more visitors to our area and they will fall in love with Panama City as everyone else has. With the the newest addition to the Emerald Coast, Pier Park is possibly the largest assembly of shops, restaurants. Dinner, dancing, music and movies are just a dozen miles away.
